During Your Tenancy

Property Condition Report

At the beginning of your lease, you’ll receive a condition report. Please complete and return it within seven days to ensure accuracy.

Rental Payments

Rent is due on the date outlined in your lease. Always include your reference number to avoid delays or arrears. If a payment is missed, we’ll notify you promptly.

Repairs & Maintenance

  • Urgent Repairs: Instructions are outlined in your lease agreement, including emergency trade contacts.
  • Non-Urgent Repairs: Submit requests via the Tenant Portal or by email. Be as specific as possible to help us act quickly.
  • Pets

    Pets are welcome when approved by the landlord. Special conditions may apply and will be outlined in your tenancy agreement.

    Keys & Locks

    If you lock yourself out, you’ll need to arrange a locksmith at your expense. If locks are changed, provide us with a copy of the new keys.

    To keep your home in good condition and ensure a smooth bond refund:

    • Allow airflow and light to prevent mould.
    • Clean kitchens and bathrooms regularly.
    • Vacuum and dust often, especially with pets.
    • Keep ovens, stovetops, and walls clean.
    • Always smoke outdoors.

    We encourage tenants to understand their rights and responsibilities. For official guides, visit your state tenancy authority (e.g., NSW Fair Trading).

     

    You can also contact our team directly for support. While we act on behalf of landlords, we’re committed to treating tenants fairly and respectfully.

    When it’s time to move out:

    • Provide written notice as early as possible.

    • We’ll guide you through the vacating process, including inspections and bond refunds.

    • Follow our checklist for a smooth transition.
